Why agents get reviews from people who were never clients
A property deal involves buyers, sellers, tenants, landlords, other agents, lenders and neighbors. Only some of those people are your clients, but any of them can find your profile. Add rival agents competing for the same listings, and an agent's profile can collect reviews that have little to do with the service you gave.
Google's contribution policy asks that reviews reflect a genuine experience and bars reviews driven by a conflict of interest, such as one competitor reviewing another. Reviews from rival agents, from people you never dealt with, and from tenants venting about a landlord's decisions all deserve a close look.

Rival agents and listing wars
Agents compete hard for listings, and reviews are part of that fight. A run of one star reviews from new accounts, timed around a listing you won, or reviews from people linked to a competing brokerage, fall under Google's conflict of interest rule. Former assistants and colleagues are covered by the same rule. A review about commission splits, lead sharing or how the office was run is about a job, not about buying or selling a home.
Tenants, landlords and the other side of the deal
If you list rentals, tenants may review you over a landlord's choices: a deposit kept, a repair delayed, a lease not renewed. When the decision was the owner's and you only passed it on, the review is really about another party. We look at the wording and tell you if it is worth reporting.
The other side of a sale is harder. A buyer you negotiated against did deal with you, so a fair account of that deal usually stays. A review that invents events, threatens you or shares private details is different, and those are covered on our page about offensive reviews.
What to gather first
Your contacts, calendar and transaction files will tell you quickly whether the reviewer was ever a client. Search for the name and the address they mention.
